Plot

James Kincaid manipulates the area's water resources, scheming to eliminate rival ranchers. Enter government agent Sandy Saunders, who goes undercover to expose Kincaid's fraudulent land dealings. As he navigates the treacherous terrain of deceit, he also finds himself drawn to Fay Denton, one of Kincaid's prey. Torn between duty and desire, Sandy must unravel the web of corruption while trying to protect Fay and the livelihoods of the ranchers.
